Testing: when it helps and when it is a waste of money

If you can see growth, air sampling before remediation usually adds cost without changing the plan. Visible mold is remediated the same way regardless of what a spore count says. Testing earns its keep in three situations: you smell it but cannot find it, you need to establish the extent of hidden growth before scoping the work, or you want post-remediation verification that the job succeeded.

  6. Verify, then rebuild. Post-remediation verification where the scope warrants it, followed by reconstruction.

Be sceptical of fogging or antimicrobial spraying offered as a substitute for removal. Spraying a treatment onto colonised drywall changes the colour of the problem and nothing else. The material still has to come out.
