Category matters more than volume

The first thing a competent crew establishes is not how much water there is. It is what kind of water it is, because that determines whether material can be dried and saved or has to be cut out and disposed of.

Class 4 involves deeply saturated low-porosity materials like hardwood, plaster, concrete and stone that hold water tightly and need specialty low-grain refrigerant or desiccant dehumidification to pull out.

This is where do-it-yourself drying quietly fails. Household fans move air across a surface, which dries the surface and leaves the cavity behind it wet. Commercial air movers are placed at calculated angles and spacing to create a vortex across every affected face, while dehumidifiers of matched capacity strip the released moisture out of the air before it re-deposits somewhere colder. Without the dehumidification half, fans simply relocate water inside your house.

What the first visit looks like

Most residential losses reach dry standard in three to five days. Class 4 losses with hardwood or plaster run longer. Anyone who tells you a saturated hardwood floor is dry after twenty-four hours is reading the surface and ignoring the subfloor beneath it.

What usually survives and what usually does not

Salvageable in a Category 1 loss caught early: hardwood in many cases, tile, concrete, framing, solid wood trim, drywall wet only at the bottom edge, and upholstered furniture if it is lifted and dried promptly. Engineered wood and laminate are borderline — once the core swells the plank is finished.

Rarely salvageable: carpet pad, fibreglass batt insulation, particleboard and MDF, cardboard storage, and any porous material touched by Category 3 water. Removing these early is not upselling; leaving them in place is what keeps a structure wet and turns a drying job into a mould job.
